Your property & certificate details
The record identifies the company, the rental property and the landlord or agent, so the certificate is traceable to the correct address and visit.
- 02
Every gas appliance listed
Each appliance is recorded with its location, type and flue arrangement, so the check covers exactly what is installed in the property.
- 03
Ventilation, flue & safety checks
Ventilation provision, flue condition and termination, safety devices and combustion are checked and recorded against each appliance.
- 04
Defects & remedial action
Anything unsafe or at risk is recorded with the action required. A check does not imply every appliance has passed — findings are explained honestly.
- 05
Gas installation checks
Gas tightness, the emergency control valve and bonding are checked so the wider installation — not just the appliance — is assessed.
- 06
Engineer sign-off & your record
A Gas Safe registered engineer signs the record. You receive the Landlord Gas Safety Record (CP12) to keep and provide to your tenants.
- Book Your Gas Safety Check
An online request is not a confirmed appointment — availability and scope are agreed first.
Tested with real instruments, recorded on the report.
A flue gas analyser measures combustion at the boiler's test point, and gas pressures are checked against the manufacturer's figures. Readings are recorded on the day on your report — the illustration above is a stylised rendering, not a photograph, and shows no live readings.
- Gas pressure tests recorded
- Combustion analysis measured
- Burner & heat exchanger inspected
- Filter, vessel & condensate checked
Illustrative example only — no manufacturer endorsement is implied, and no reading shown is a real measurement.
Legionella risk assessments
Landlords have a duty to assess and control legionella risk in rental properties. What’s appropriate depends on the premises and the water system — our dedicated page explains what an assessment covers, with a sample of the record you receive.
CP12 checks and boiler maintenance
A Landlord Gas Safety Record, commonly called a CP12, records the checks and findings for the relevant appliances and flues. It is distinct from a boiler service, which follows the appliance manufacturer’s maintenance instructions.
Tell JJP which appliances need checking and whether you also want servicing. If issues are identified, discuss the findings and any proposed remedial work separately. A check does not imply that all appliances have passed or that repairs are included.
Repairs and multi-property enquiries
For a tenant’s heating or hot water problem, share the boiler model, fault code if visible and whether heating, hot water or both are affected. Describe plumbing faults and any steps taken to safely isolate a leak.
For several rental properties, list each postcode, due date, appliance and requested task. JJP can discuss access and the work required for each property. We work with individual landlords and letting agents managing multiple properties. Contact us with your requirements and we’ll arrange the next steps.
Only share tenant contact information with permission. Agree who can authorise work and who will coordinate access before a visit is arranged.

Frequently Asked Questions for Landlords
Can I enquire about several properties?
Yes. Include each property postcode, its appliance list, certificate due date and the work required. Access, scope and availability are discussed individually; sending an enquiry does not create a maintenance agreement.
What if a check identifies a problem?
Ask for the finding and the next steps to be explained. Remedial work may need a separate agreement. Do not assume a gas safety check includes parts or repairs, or that every appliance will pass.
Who should authorise repairs?
Tell JJP who is authorised to approve the work and quote, and who will coordinate access. Agree these arrangements before attendance so an agent, landlord and tenant are not working from different expectations.
Can you work with my letting agent?
Yes. JJP coordinates access with landlords and letting agents. Include the property postcode, agent contact details and access arrangements in your enquiry.
How often is a landlord gas safety check needed?
Landlord gas safety checks are required every 12 months. The check should be carried out by an appropriately qualified Gas Safe registered engineer. See the HSE guidance below for your responsibilities.
Is a boiler service the same as a gas safety check?
No. A gas safety check and a boiler service are different tasks. Ask about arranging both at the same visit and confirm what is included in your quote.
What record will I receive?
JJP provides a Landlord Gas Safety Record, commonly called a CP12, following the checks. Keep the record and provide it to tenants in line with your legal responsibilities.
What information should I send to arrange a check?
Send the property postcode, the appliances to be checked, the existing certificate due date if known, and the person arranging access. Do not share tenant personal details without their permission.
Can you help with repairs at a rental property?
Yes, JJP offers boiler repairs and plumbing services. Describe the problem and any fault code, and we’ll agree the work and a convenient appointment with you.
